It’s an interesting topic in civil and structural engineering, and the answer usually comes down to decisions made long before the building is even constructed.
One of the biggest factors is design quality. A building that is properly designed doesn’t just meet minimum safety requirements—it considers long-term behavior. This includes how materials will react over time, how loads will be distributed, and how environmental conditions will affect the structure. Even small oversights at this stage can lead to bigger problems later.
Another important aspect is material selection. Using the right materials for the right conditions plays a huge role in durability. For example, exposure to moisture, temperature changes, or soil conditions can affect how materials perform. If these factors are ignored, the building may start deteriorating much earlier than expected.
Construction quality also makes a big difference. Even a well-designed structure can fail if it is not executed properly. Poor workmanship, lack of supervision, or shortcuts during construction can weaken the building from the start. These issues often remain hidden until visible damage appears years later.
Maintenance is another key factor that is often overlooked. Buildings are not “set and forget” systems. Regular inspection and maintenance help identify small issues before they become serious problems. Without proper upkeep, even the best-designed structures can deteriorate over time.

This reduces conflicts during construction and improves overall performance.
